It isn't grammatically wrong, but the word usage is just a bit off. Typically, in that situation, you should use the word "this", because the word "it" would be more appropriate after you both know what the "it" refers to.
If you come up to them and don't say much, but you hold the item out to them and then they look at you funny, you might use the word "it". But then it would be more natural to say "it's" than to say "it is".
